Cosy in by the fireplace and enjoy a glass of wine contemplating the day you've had walking in almost any direction from the Cottage for miles and miles.
Benefits from 2 solid fuel fires, one at each end of the area. A table which seats eight people. A 49 inch Samsung curved smart tv which has free sat. A telescope for viewing the wildlife in the trees and surrounding area.
A small but well stocked kitchen containing a double oven, electric hob, combination microwave, four slice toaster, separate Fridge and
freezer, Tassimo coffee machine, multi cooker and a bread maker
The main bedroom has Velux windows which make it light and airy through the day but at night you can see the stars so clearly because of the dark skies and lack of light interference. it has a sofa bed which can be used by one adult or two children.
King size bed with another Velux window with fab views both day and night.
Double bed with a pull out single bed underneath which can be used in this room, bedrooms 1, 2 or be put in the spacious downstairs area.
The cottage has 3 double bedrooms with extra pull out beds. The above picture shows the sofa bed in the master bedroom which can be used for 1 adult or 2 children.
Can sleep up to 8 adults, 9 children in the cottage.
We have a static caravan on site, which is available for extra bedrooms. The caravan has 2 double bedrooms and room for another 2 to sleep in the lounge.
Because the cottage is so secluded it has a septic tank which works very well but please be aware that only products suitable for septic tanks are allowed to be used in the sink and toilet.
The cottage has running water which is pumped up from a well. It is perfectly clear and can be used for bathing etc, but
we recommend bottled water for drinking and cooking.
The location of the house is along a farm track for about 2 miles. This track is very bumpy but can be negotiated easily by most cars as long as they have a reasonable clearance. Please note it is important to keep the tyres on the high parts of the track and to take it slowly.
(Do not drive in the ruts formed by the tractors). We have taken a Citroen C 1 and a Micra up the track carefully. If you are concerned please contact to discuss.
The Cottage is in the middle of a working farm, please, please, please leave all gates as you find them and follow the Countryside Code.
Keep well clear of cows, especially if they have calves.
Dogs must be kept under control at all times and take care if you enter any woods as the keeper sets fox traps.
Parking – Cars should only be parked within the Cottage grounds.
Take care when passing farm vehicles on the track, they often have restricted views, a toot on the horn and friendly wave are recommended to check that they have seen you.
This is a circular walk in the heart of the Scottish Borders, full of attractive countryside passing by four 12th Century Abbeys and through several Border Towns.

The Way is 64.5 miles / 103 km in length (as measured by Walking Support) and is divided into five sections of roughly equal distances. This can be undertaken in either a clockwise or anti-clockwise direction starting and finishing at any of the Border towns..
We are 400 metres from the Borders Abbeys Way. We are on the Hawick to Selkirk leg of the walk.
The Hawick Common-Riding is the first of the Border Common Ridings and celebrates both the capture of an English Flag in 1514 by the youth of Hawick at a place called Hornshole and the ancient custom of riding the marches or boundaries of the common land.Our cottage is about 400 metres from where the Ride outs pass. there are numerous smaller ride outs which pass by the same area.
We have refurbished our middle barn and added games facilities. At the moment we have a table tennis table, a pool table, a table football game and a dart board.
